Three Rooms, and What That Buys You

€240 a night for two, breakfast included, in a house that lets three rooms at most. The outlook is over the car park. Those two facts are closer to being the same fact than they look.

The Maison d’hôtes de l’Alivetu is at Fontanaccio, in the commune of Bastelicaccia — about twenty minutes from Ajaccio, in the hinterland behind the gulf. Not in Ajaccio, and the difference matters for how you plan the day rather than for how far you drive.

What €120 a head actually buys

A proper room for two with a private bathroom. A private terrace, screened by planting, with a garden sofa and cushions on it. A good bed. Air conditioning that works, which in August on this coast is not a given. A kitchen you may use. Parking directly opposite.

That is the specification, and it is not the reason to come.

What three rooms make possible

Soaps made for the house, with its name on them. Good products put out rather than sachets. A very good breakfast. Specific, informed advice on the walks nearby — not a rack of leaflets, an actual answer to an actual question. A welcome that is not a script.

None of that is a facility, and none of it can be procured. It is arithmetic. A house looking after three rooms can know who is in them, what they did yesterday and what they are trying to do tomorrow. A hotel with a hundred rooms cannot, at any price, and it is not a failing on its part — it is a consequence of the number.

This is the whole of the argument for small places, and it is usually made in the language of charm, which makes it sound like a matter of taste. It is not a matter of taste. It is a ratio.

The thing the photographs do not show

The view from the terrace is of the house’s own parking.

And the place is extremely quiet.

Both of those are true at once, and a listing will show you the first without saying so and the second without proving it. If you only knew one of them you would make the wrong decision in one direction or the other — book expecting a view over the gulf and be deflated, or skip it on a photograph and lose the quiet.

So: you are not buying an outlook. You are buying a terrace of your own, screened by planting, in silence, twenty minutes from a city, at €240 for two with breakfast in the middle of August. On those terms it is very good value. On the terms an agency photograph would imply, it would not be.

The counterweight

The one place we turned down on the island was the Kilinia, on the south coast. There was nothing wrong with it. It was large.

Putting the two side by side is the clearest way we can make the point. Three rooms and a hundred rooms are not two points on the same scale with a price attached to each. They are two different products, and the star rating describes neither of them.

If you are choosing where to sleep in Corsica in high season, sort by the number of rooms before you sort by anything else. It is published, it is verifiable, and it predicts more about the stay than the category does.

Method. Stayed and paid for in August 2026 at €120 per person per night including breakfast. The room count is what the house lets; rates and availability at a three-room address move sharply with the season and with how far ahead you book.
